About PropDossier
PropDossier provides AI-assisted, county-verified fix-and-flip due diligence reports. Founded in 2026. Based in Orange County, California. Reports available for any U.S. residential address.
What PropDossier is
One address in, one due diligence report out: listing versus county records, comps adjusted line by line, an after-repair value range, a sensitivity matrix. Every figure links to its public source.
Why we built it
We flip houses ourselves, and we walked into this one: the portal counted the basement, and the "bargain" vanished once the county record was in hand (see the sample report for 6122 Fawcett Ave). PropDossier runs this check on every address, before money is committed.
How a report is produced
What a report is, and is not
- County-verified numbers
- A source link on every figure
- Reference lines for investors
- Not an appraisal
- Not a brokerage
- Not investment advice
A PropDossier report is a research document for informational purposes only. It is not an appraisal or a valuation opinion under any state appraisal law; not a brokerage service, and we do not act as an agent for any party; and not investment, legal, tax, or lending advice. Price points in a report are investor reference lines, not a recommendation to offer a specific amount. Readers should verify all figures independently and consult licensed professionals, including an inspector, before transacting.
Independence
The conclusion comes from county records and comps, and is the same whether you buy or walk away.
Coverage and languages
Any U.S. residential address, same method against each county's records.

FAQ
Who is behind PropDossier?
PropDossier is run by a small team of active fix-and-flip investors and data engineers. Reports are published under the PropDossier Research byline. We build the reports we wanted for our own deals.
Are you a brokerage or an appraiser?
No. PropDossier is not a real estate brokerage, not a licensed appraiser, and not a lender. A report is a research document that organizes public records and listing data; it is not an appraisal, brokerage service, or investment advice.
Which areas do you cover?
Reports are available for any residential address in the United States, using the same method against each county's public records.
How is a report priced?
Sample analyses are currently free while we finish the product. Formal pricing has not been announced yet. Use the form on the home page to request a sample for a specific address.
