Terms of Service

By using propdossier.com or requesting a PropDossier report, you agree to these terms. In short: reports are organized public information for your own research, not an appraisal or professional advice, and you are responsible for verifying anything you act on.

Effective date: 2026-08-27. These terms apply to propdossier.com, its language versions (/zh/, /es/), and every report we deliver.

What the service is

PropDossier produces due diligence reports for residential properties. A report organizes information from public records (county assessor and recorder data, permits, tax records) and property listings, and presents comparable sales, an after-repair value range, and deal math for a fix-and-flip scenario.

A PropDossier report is not an appraisal and is not a valuation opinion under any state appraisal law. It is not a brokerage service; we do not represent you or any other party in a transaction. It is not legal, tax, lending, or investment advice. Price points in a report are reference lines for your own analysis, not a recommendation to offer a specific amount.

Data may contain errors

Public records and listings are maintained by third parties and can be incomplete, outdated, or wrong. Our analysis also involves judgment, for example in choosing comparables and estimating renovation costs. We do our best to verify figures, but we cannot guarantee that any report is accurate or complete. Verify independently before you act, including with a licensed inspector, contractor, appraiser, attorney, or tax professional as appropriate.

Your responsibilities

Intellectual property

Reports, the website, and its content are owned by PropDossier. When we deliver a report to you, we give you a personal, non-transferable license to use it for your own evaluation of that property. You may share it with people involved in your decision, such as a partner, lender, or contractor. You may not resell it, republish it, or package it into a product or service for others. Public records referenced in a report remain public and belong to no one.

Sample reports and pricing

Sample analyses are currently offered free while the product is being developed. We may decline a request, limit the number of requests, or change what is offered at any time. If paid plans are introduced, their terms will be shown before you buy.

No warranty

The site and reports are provided "as is" and "as available". We make no promises that the site will be uninterrupted or error-free, that a report will be delivered by a particular time, or that a report will fit any particular purpose.

Limitation of liability

To the fullest extent the law allows, PropDossier and the people who work on it are not liable for any loss arising from your use of the site or a report, including lost profits, a failed purchase, or a renovation that costs more than expected. If we are found liable despite this, our total liability is limited to the amount you paid us for the report in question, or US$100 if you paid nothing. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

Privacy

How we handle the address, email, and usage data you give us is described in our Privacy Policy, which is part of these terms.

Governing law

These terms are governed by the laws of the State of California, United States, without regard to conflict-of-law rules. Before bringing any formal claim, please contact us first so we can try to resolve the issue.

Changes to these terms

We may update these terms from time to time. The effective date at the top of this page shows the current version. Continued use of the site after a change means you accept the updated terms.
